The Easton Zoning Board of Appeals voted unanimously, 4–0, to deny an appeal by a Center Road resident seeking to overturn a zoning permit issued to Greiser’s Coffee & Market. Chairman Victor George abstained from voting.
The board denied the appeal after determining that it was filed outside the required time period and that the zoning permit was properly issued.
The appeal was filed by Frederick A. Lovejoy, who claimed he did not receive notice from the land use office about the zoning permit and that the town acted improperly and without public review when the permit was issued on Dec. 18, 2024 for Greiser’s Coffee & Market.
The permit, identified as Z-24-6021, was issued to Adrienne Burke, the owner of Greiser’s Coffee & Market, for the property at 299 Center Road, which is owned by Richard F. Greiser. The permit allows additional food preparation activity in a portion of the building’s basement.
Burke said the basement area is used for baking croissants and pastries, and does not change the nature of the business’s operations.
During deliberations, board members said the appeal was not filed within the statutory 30-day period allowed for zoning appeals. The permit was issued on Dec. 18, 2024, and Lovejoy filed his appeal in October 2025, well beyond that timeframe, the board said.
The board also concluded that the permit represented an intensification of an existing use rather than an illegal expansion, and amended its motion to include that additional finding.
Lovejoy declined to comment for this story.
Lovejoy, whose property is across the street from Greiser’s, has filed a separate lawsuit against Richard Greiser in Superior Court, claiming the building’s changes have created an ongoing nuisance and resulted in “loss of enjoyment of life.” The amended complaint, filed in September, seeks to limit Greiser’s parking to 12 spaces and prohibit any activities for which a permit has not been obtained.
